01 — Studio
CTRL Studio is a Jeddah-based architectural visualization practice built on a single principle: every image we produce should stop a room. Seventy-plus completed projects across the GCC, a pipeline that fuses 3ds Max and Corona Render with AI-driven post-production, and a process designed to protect both parties at every step.

02 — What This Proposal Delivers
You hand us the CAD files. We handle everything from that point forward — building the full 3D model of your villa facade, establishing five distinct camera directions, and producing five photorealistic exterior renders ready for presentation, marketing, or client sign-off. One studio. One invoice. One standard of work.
⬛
Full 3D Modeling from CAD
We build the complete villa facade from your AutoCAD drawings — walls, openings, roofline, site context. No separate modeler needed. Nothing is assumed; everything is verified at clay render stage before production begins.
◈
Art Direction Before Anything Renders
Five visual sketches per image — viewport screenshots with annotated camera, lighting, and mood direction. You select one per image via email. Production does not begin until that selection is confirmed in writing.
✦
AI-Enhanced Post-Production
Every render is finished through our ComfyUI/Flux pipeline — sky replacement, atmospheric depth, entourage grading. The result consistently exceeds standard Corona output.
▣
Five Revision Rounds. Closed Project.
TIFF and JPEG delivery at 4K. Five revision rounds included per image — with a clear definition of what consumes a round. Unused rounds expire 60 days after first draft delivery. The project has a defined end.
03 — Scope of Work
Complete 3D model construction from client-supplied AutoCAD files. Facade geometry, openings, roofline, and immediate site context — built to production standard. Includes five camera positions and lighting rig setup. A clay render is delivered for written client approval before texturing begins. No production investment is made before the geometry is confirmed accurate.
What Is Modeled
- Facade — walls, openings, architectural detail
- Roofline and parapet conditions
- Site context — driveway, boundary, immediate landscape geometry
- 5 camera positions across agreed angles
- Lighting rig for day, golden hour, and atmosphere variants
- Clay render delivery + written client approval before proceeding
Five photorealistic exterior renders of the villa. Each image goes through the complete 5-sketch concepting process before production begins. Full texturing, entourage, AI post-production, and 4K delivery included as standard.
What Each Image Includes
- 5 viewport sketches — camera, mood, time of day
- 1 approved sketch per image confirmed via email
- Full facade texturing: materials, glazing, hardscape
- Landscape + entourage at villa scale
- AI post-production: sky, atmosphere, depth
- Minimum 4K resolution (3840 × 2160px)
- 5 revision rounds — see Revision Policy
- TIFF (print) + JPEG (web) delivery
- Turnaround: 5–7 days per 2–3 images
- Day/dusk variant available at +900 SAR per image
07 — Terms Specific to Proposal A
CAD File Accuracy
CTRL Studio will build the 3D model based on the provided AutoCAD drawings as supplied. The studio assumes all files are accurate, complete, and represent the approved design. Any errors, omissions, or design changes discovered after modeling has commenced will be assessed as a scope change and quoted separately. A minimum rework fee of 500 SAR applies per significant architectural correction.
Clay Render Sign-Off
Client must approve the clay render in writing via email before texturing and lighting production begins. This approval confirms the architectural geometry, camera positions, and scene composition. Any changes to geometry or camera positions after clay render approval are treated as scope changes.
08 — Terms Applying to This Proposal
Revision Policy
A revision is defined as any request that alters the overall image — composition, lighting, materials, camera angle, entourage, atmosphere, or any element requiring re-rendering. Minor brightness/contrast, single asset swaps not requiring re-lighting, and color temperature corrections are handled within the active round at no additional cost. Revisions must be submitted as a single consolidated batch via email. Five revision rounds included per image. Additional rounds: 350 SAR per round, per image. Unused rounds expire 60 days after first draft delivery.
Scope Freeze
Project scope is fixed upon receipt of the first payment installment. Any additions to scope post-commencement are treated as new line items and quoted before work proceeds.
Cancellation Policy
Before sketch delivery: 50% deposit non-refundable. After sketch approval but before any render draft: 75% of total due. Once any render draft is delivered: 100% of that image's fee is immediately due. Remaining unstarted images: 25% kill fee each.
File Ownership & Portfolio
Upon full payment, the client receives unlimited rights to use the delivered renders for any commercial purpose. CTRL Studio retains authorship attribution. Portfolio usage by CTRL Studio commences 6 months after final delivery, or upon the client's first public release — whichever comes first.
Source Files
3D scene files and all production assets are the exclusive intellectual property of CTRL Studio. Source files contain proprietary asset libraries and pipeline tools developed over years of studio practice. Source file transfer is available under a separate invoice at 3× the total render fee, settled independently of this proposal. Source file requests cannot be raised as a condition of final render payment.
Delivery Commitment
If CTRL Studio exceeds the stated turnaround by more than 3 business days without prior written notice, the client is entitled to a 5% reduction on that image's fee. This does not apply to delays caused by pending client feedback, sketch approvals, or scope changes.
Governing Law
This agreement is governed by the laws of the Kingdom of Saudi Arabia.
09 — Cinematic Walkthrough Add-On
A cinematic walkthrough of the villa exterior, produced in D5 Render using the same 3D scene built for your stills. Because the model, environment, camera positions, and materials are already established, CTRL Studio can produce the animation at a significantly reduced rate. The 50% bundle discount exists because you are not paying twice for the same scene setup — only for the additional production time to animate, grade, and deliver the video.
Duration
60–90 seconds final cut
Camera Cuts
3–5 distinct camera movements
Render Engine
D5 Render · real-time GPU
Delivery Format
MP4 (H.264) · 1080p at 30fps
4K available at +1,500 SAR
Turnaround
5–7 days after still renders approved
Revisions
2 rounds included
Additional: 500 SAR per round
What's Included
- Camera path options presented before production — select direction via email
- 3–5 cinematic cuts: establishing, approach, facade, garden, detail
- Full D5 environment: sky, lighting, landscape, entourage in motion
- Color grading and post-production in DaVinci Resolve
- Background ambient sound design (optional, included)
- Title card and studio credit overlay (optional)
- 2 revision rounds (timing, cut sequence, grade adjustments)
- Final delivery: MP4 1080p + compressed web version
Note — The video add-on must be commissioned alongside this proposal — it cannot be added after the stills project has closed. The 50% bundle rate is only valid when the stills and video are contracted together. A standalone video brief for the same project would revert to the standard rate of 10,000 SAR. A revision for video is defined as any change to the cut sequence, camera timing, or color grade. Scene changes requiring re-rendering are quoted separately.
10 — Agreement & Next Steps
1
Client confirms acceptance of Proposal A in writing via email, with this proposal referenced or attached. Day-to-day questions may occur via WhatsApp, but scope confirmation, sketch approvals, and revision requests must be confirmed via email to be binding.
2
CTRL Studio issues an invoice for the 50% commencement payment (5,500 SAR). Work begins only upon confirmation of payment receipt — not upon invoice issuance.
3
Client provides AutoCAD files, material references, and any visual direction. CTRL Studio reviews and confirms scope within 2 business days of receipt.
4
A single point of contact is established. All approvals, sketch selections, and revision requests submitted via email. WhatsApp may be used for day-to-day communication.
